A level three building survey on this detached property round the corner from home. A couple of points of interest here:
The garage roof appeared to have suffered a leak, historically. The owners had chosen to overlay the failed covering with a GRP system. As can be seen in the first photo, this is allowing water to pond because there is insufficient fall on the roof and as is all too common with these installations, there is a raised area immediately around the single outlet. The manufacturers will advise that it is OK for the system to hold water, however, in practice, this is not the case.
In these two photos, we can see that the additional thickness of the render has resulted in the windowsill and the verge of the roof becoming flush with the finish. This will affect the house’s ability to properly shed rainwater as it was designed to do and likely begin to cause penetrating damp and saturation of the cavity fill.
In the W.C., I found the stop tap weeping into the ground below.
The neighbour had extended their property right up to their boundary. This has not only created a situation where it will be impossible to maintain, the roof projection and rainwater goods now project over the boundary of the subject property. This oversailing will affect the extension potential of this property and there is likely little that can now be done to remedy this now.
The front boundary was a single skin block wall in front of a substantial hedge. The wall is developing a lean at its head and it is only a matter of time before this needs to be taken down or properly buttressed. It is important to keep hedges well-pruned when they are in the vicinity of walls and drainage.
